How We Work

Identify & Verify

Thorough and extensive research identifies the prime markets, sub-markets, neighborhoods, and ultimately target properties. We look for high-quality assets with upside in both cash flow and back-end profits. This front-end research is then verified by multiple professionals during the due diligence phase of a purchase, engaging local professionals, lenders, bankers, and investors, to ensure a favorable risk-reward ratio.

Acquire & Stabilize

Our Asset Managers and Principals work closely with our property team to acquire the asset and manage it. The team works tirelessly to achieve the designated goals and returns.

Manage & Enhance

With property values directly related to NOI (net operating income), the game is to drive higher rents, higher occupancy, and other services to enhance the bottom line, thus increasing profitability and property’s value.

Divest Profitably

Our goal is to double the equity and sell the property profitably within a 3-7 year time frame. We provide on-going guidance on our progress towards our stated exit price for the property.

Main and Hertel

This 322-unit student housing project is next to the University of Buffalo, NY. The project includes land remediation and rezoning through the Brown Fields tax credits. The project is well timed with Buffalo’s economy surged in 2017. Construction starts in December 2018 to complete in April 2020.
